If you maintain your hot water system regularly, you won’t run into many issues. You won’t have to spend money on repairs and you’ll increase the life of your system.
Hot water systems may seem complicated, but you could learn to perform routine tests on your own by bearing in mind a few things.
Testing Your Hot Water System
The hot water system has many components. Your role is to check whether the Temperature Pressure Relief valve is in proper working condition. There are two other valves present in the hot water system. You have to ask a professional to examine them.
The Role of the Temperature Pressure Relief Valve
The Temperature Pressure Relief valve vents excess heat and pressure built up in the tank. This prevents the tank from bursting. If the Temperature Pressure Relief Valve is running all the time, you might have to replace it.
The Temperature Pressure Relief Valve is connected to an outlet pipe. To check if the valve is functioning properly, wear closed shoes, pants and gloves. The water that will come out from the outlet pipe will be very hot and you don’t want to scald yourself.
Stand away from the outlet pipe and gently lift the lever of the Temperature Pressure Relief Valve. The lever should move freely. If it’s stuck, don’t exert any pressure on it. Call a professional to replace it. After you pull the lever, you will see water flowing out through the outlet pipe. Carefully turn the lever back to ‘Off’ position. If you still see water flowing through the pipe, you know the valve is not functioning well.
The Role of a Sacrificial Anode
The sacrificial anode prevents your hot water tank from rusting. It’s a rod made of magnesium or aluminium. It’s suspended inside the hot water tank and it traps impurities present in the water. Sacrificial anodes need replacement after 5 or 6 years and only licensed plumbers should carry out the job.
This is because the system contains hot water and it’s usually connected to a power source.
If you want your hot water system to last you at least 10-15 years, you must ask a professional to replace the sacrificial anode on time.
The Role of the Pressure Reducing Valve
A pressure reducing valve overcomes problems associated with high water pressure. It protects the internal lining of the water tank by maintaining the right water pressure. A qualified plumber will be able to tell you whether the valve needs replacement.
Preventive maintenance goes a long way in protecting your home. It prevents hot water systems from bursting and it ensures you have a continuous supply of hot water whenever you need it.
